Two Michigan tax rules that are worth real money

Most people moving into a care facility have never heard of either one.

You may get to keep your tax exemption

Michigan gives homeowners something called the Principal Residence Exemption. It takes up to 18 mills off your local school tax — up to $18 for every $1,000 of your home’s taxable value.

Most people assume they lose it the day they move out. Not necessarily.

If you move into a nursing home, an assisted living facility, or a home for the aged, you can keep the exemption as long as all of this stays true:

  • You still own the house
  • You have not made somewhere else your main home
  • You keep the property maintained
  • Nobody is living in it, it is not rented out, and it is not used for a business

And if the house is empty and for sale

There is a second option called a conditional rescission. It can hold your exemption for up to three more years while the house sits empty and on the market.

One catch, and it is a strict one: you have to re-file with your assessor every year by December 31. Miss that date and the assessor is required to take the exemption away.

There is also a credit you may qualify for

Michigan’s Homestead Property Tax Credit was worth up to $1,900 for the 2025 tax year. To qualify, your home’s taxable value had to be $165,400 or less and your total household resources $71,500 or less.

Time you spend in a facility counts. A nursing home or adult care home is treated as your home for this purpose. The one exception: if a government agency pays your facility bills directly, you cannot claim it.

And if you are 62 or older, you may be able to push your summer tax bill to February 15 with no penalty and no interest. Apply by September 15. Ask your local treasurer about the current income limit before you count on it.

What senior living actually costs

It helps to have real numbers to plan against.

Nationally, assisted living runs about $6,200 a month. A semi-private room in a nursing home runs about $315 a day, which works out to roughly $115,000 a year.

Michigan sits a little below the national average on assisted living, around $5,818 a month, but above it on nursing care, closer to $11,254 a month for a semi-private room.
