Michigan handles most foreclosures without a courtroom. It is called foreclosure by advertisement, and it goes like this:

Then the sale. It is a public auction held at the county circuit court.
One thing almost nobody gets told: your lender is not legally required to mail you anything. Most of them do. But if no letter has arrived, do not assume nothing is happening.
The redemption period is where your options are
After the auction, you still hold something called the right of redemption. During that window you still have possession of the house — and you still have the right to sell it. Michigan’s Supreme Court settled that question back in 1998.
How long you get depends on how much of your original loan you still owe:
If you still owe more than two-thirds of the original loan — you get 6 months.
If you owe two-thirds or less — you get 1 year.
If the property is declared abandoned — as little as 30 days.
Here is the part that catches people out. Most homeowners assume they have a year. But if you are still relatively early in your mortgage, you owe most of it, which puts you in the six-month bucket. Plan around six months, not twelve.

Two things that can end your time early
Whoever bought the house at auction can ask to inspect inside with 72 hours’ notice. If you refuse entry, or the property gets damaged, they can go to court — and a judgment for possession ends your redemption period on the spot.
Separately, if the property gets posted and mailed as abandoned, your redemption can drop to 30 days. You have 15 days to send written notice that the house is not abandoned. Do not let that one slide.
